Are we buying at a price that leaves room for repairs, financing costs, reserves, and uncertainty?

Cash Flow

Does the property support itself under conservative assumptions rather than perfect ones?

Risk

What could materially change the economics—zoning, utilities, deferred maintenance, insurance, occupancy, or capital needs?

Execution

Can the plan actually be completed with the people, approvals, capital, and timeline available?
